After you set up your website you'll now want to contact various real estate agents and see if you can get a commission on their commission if you send them a lead that closes into a sale. The trick to finding a good real estate agent is to get one that is new and is hungry. As someone who has extensively researched into the real estate field, and about to start classes nearing the end of the year I would have to say that it's much harder than it appears to be. Firstly, the website has to get a good amount of traffic, and the real estate market is one hard area. You need to find the perfect domain, one that is encouraging for buyers or sellers to go on and one that competes with large real estate websites such as Apartments.com, or even Trulia.

Second, a lot of the real estate agents are bit shady, let's be honest here. How exactly would they know if your website has helped them to close a sale, or why would they inform you? They probably would think it was other methods. This could get quite tricky, even with established real estate agents. They also wouldn't pay before hand for a listing because it's basically luck or chance at this point.

Yeah, they can be pretty shady at times. They're just as bad as car salesman sometimes lol.

You would have to set it up so that you know all the houses that your agent is selling and watch who they are selling to. If Jane Smith purchases one of the houses and you had a Jane Smith fill out your forms, then there's a highly likely chance that it's the same person who contacted the agent through your website.

In the written agreement you'll have to have something in there that basically says you'll own everything they have if they screw you over on a single sale. If they don't give you a commission, they are going to be ruined and no real estate company will hire them. And if they're even a little smart, they won't want to piss of an internet marketer since their online image is everything lol Make money in real estate, without any selling or renting

The agent wouldn't pay you until the check clears into their own accounts. No need for pre payments here.

The SEO and PPC side of these things isn't too difficult to game if you know what you're doing. You can get clicks as little as $2.05 if you find some good keywords. But on average it will be a minimum of $2.50 per click for long tailed keywords. The trick is to look for local forums, blogs and websites in the real estate niche and see if you can get an ad on there. This way you know you're getting clicks from people in the area.

Are you currently doing this? If so, how are you showing up on the radar while competing against all of the other huge real estate portals like zillow.com, realator.com, trulia.com and all of the others? Real estate sales is a fiercely competitive market even on the local level. I was wondering how much web traffic does a locally geo-targeted website need to get to get a sale and or work as a referral website? I understand that all you need is 1 sale to hit B/E, break even but how long in your experience does it take to acquire this sale. Do you use PPC advertisements to help speed up the process?

You asked if there may be something better and I had a thought - idea and wanted to share. I think it would be interesting to see if the rental market would produce a higher quantity of sales ultimately earning you more over time. People are more apt to trust and use a local house or apartment rental site when they are looking for a rental. This being said I think that conversions could be significantly higher with a geo-targeted local site. Local SEO for real estate rentals seems to be much easier than actual home sales. I noticed that most local real estate rental companies especially in smaller markets don't have a clue how to SEO, market or promote their sites. Big markets like New York City, Chicago, Los Angeles are very competitive and harder to SEO. I would go after the secondary and tertiary markets first. Obviously with the rental market you would be earning less per deal but are more people renting than buy homes? I guess that you would need to research which one is the best revenue bucket. A nice upside to the rental market is that you would get paid faster. You would not have the protracted delays waiting for the closing date due to loan approvals, credit checks, home inspection and all of the other typical processes in home sales that delay the completion of a deal. What are your thoughts on rentals? Have you tried this?

I haven't done it for a few months because I've been busy with other ventures. But I do get emails almost every week from the 2 agents I was helping out and they want me to come back lol Make money in real estate, without any selling or renting I wasn't helping them close an additional 100 houses a month, but we were getting them leads that would end in 1 to 3 houses sold. I would make a 10% commission on that and it was pretty fun.

The agents actually referred some of their friends to me but I was too busy to take it on, and I didn't want to give this away because it's a cash cow if done right Make money in real estate, without any selling or renting I'll get back to it when I have some free time lol.

Rentals might be a good idea, but you would get paid a fraction of what you would if you did home sales. You could build a nice passive income, or you could make a big check one time. It's really up to you and how you want your money to come in. I prefer the bigger commissions all at once because it's less I had to monitor and my ROI got paid back pretty quick instead of over 12 months.

It's not so easy to deal with real estate agents. Maybe with some new starters, money hungry, but it's hard in some other way. Most of them are tricky people as much i know about them. Specially creating agreement in writing is also difficult because of some low barriers. I tried such thing in the past and i never managed to make good deal and get honest money out of that. Maybe i missed some good point, but i lose my hope in that field, by doing it this way.

Yeah, it really depends on who the agent is that you're working with. Working with an agency is better, but it's more difficult to convince them to let you send leads. They tend to have their own lead generation system and they don't want to "waste" money on an outside source if they don't have to. They have the "If it ain't broke, don't fix it" mentality.

Razzy once again you have my mind ticking over big time.

In our area it is quite cut throat with real estate. We are a small little community, there are loads houses for sale and not nearly enough available for rental. The houses that are available for rental are hugely expensive and none of them seem to offer a decent family home with everything you would need and want like an enclosed back yard so you can have pets and you can let your children play safely outside.

I have been thinking for ages that there is a market here for online real estate if you do it right. I just need to figure out exactly how to tap into that. This post has really been helpful in opening my mind to the possibilities.

The best way to do it would be to build a website and try to make it the authority for your area. This way people will go to it right away when they think of buying a house. You'll need your agent, or agents, to list their houses on your website later on when you add that feature to your pages.

Yes I think it would be quite easy to do, it really is a small area so I am quite confident I could get it to rank. I am just not so sure about getting the estate agents on board though.

However this is a huge tourist town too, so over season there are massive opportunities to make money! This is perhaps where I should put my efforts! I just need to give myself more time to research and think about it.

There are lots of little guest houses that don't have a website or have a website that just doesn't work for them. I am sure I can make a website that helps these smaller businesses get bookings and get their name out there more!

I'm not really keen on the real estate idea, but this thread has got me thinking about linking up with vacation homes or leisure parks in my country. A few years back, I started a blog on team building which I had hoped will attract leisure park owners and team building providers. I was working with a corporation back then and we regularly hold these activities. We always have a tough time looking for venues as there's practically no local reviews or blogs about potential venues. I thought it was a good idea to provide one as I already have practical experiences with a few of them. The idea fizzled out, however, because real life had to take over and I had no time to invest on the blog. I would learn later that since it was on a free blogging platform, it wouldn't have made money as I've hoped. Well, I know better now, and it's still something I can work on in the near future.

Certainly, a lot of persons are Adopting this method of selling now and they're cashing out daily.it all about being creative and you make money. If one can set up a site it shows one is serious and not a scammer because one to earn trust so as to attract an agent to work,when once trust is included then the business is bound to be successful. This is a creative concept that one can work with.

I guess you have to know something about real estate before you can do this style of getting leads for real estate agents. Over here, real estate is not that difficult to study but very hard to sell because of the competition. I don’t think that style is applicable to me because of the different condition of real estate industry here. But maybe I can try that if I have the proper connections.

I like this idea. Real estate is a good way to make income.Real estate agents are always looking for leads. Finding leads that can generate commission $1500, is a great way to make money in my opinion. The problem would be how to convert those leads How do people trust you especially if you have a website online. However if it can work this is an amazing idea this is the mother of all passes income generation ideas. You can put your website up on online business directory social media especially facebook groups. If it only lead generation, you are being paid for you are in business.

I don't think it works that way right now. This is either a site that focuses on a very small city where there is no competition and you can get at least in the top 5-7, or everything is now much more difficult. I think it's easier to become a property manager on a project cohostmarket and use your marketing skills for a good customer flow
