When you say revenue what comes to mind is the monetization by Adsense. I think having an Adsense account is a big plus factor for the value of a website. However, I am wondering how that earning of Adsense can be transferred to the new owner when the Adsense account is under the name of the original owner. The site can still earn but the earnings will definitely go to the account of the original owner.

You should definitely check the daily unique visitor rate, the origin of those, how much revenue you can make from advertising, which PR the website has, the domain registration length, backlinks and social bookmarks. I think that should be it

You need to check the page authority and domain authority. The keywords keep it short and highly searched. Also go for keywords that have good cost per click. And if you are buying expired domains you need to check the domain age and the activities of the domain using wayback. Watch out for domain that are trademarks or adsense ban, stay away from those domains.

Here are some of the things I look for.

1. Genuine backlinks.
2. Earning potential.
3. Quality content
4. Quality theme and logo

That's all. rest of the ranking and the stuff is fake. You can have decent alexa rank and bad website. So I don't even bother with that ranking. Make sure the site is good in terms of SEO and design and earning potential. I am sure that would be more than enough in this case.

What I understand in site flipping is the market value. Site flipping is actually the buy and sell of a website. You buy a stagnant website with no current traffic and spruce it up to look alive. When the website gets a decent amount of traffic then you can put it up for sale. The factors being considered in buying an existing website is the design and the traffic so you can focus on those 2 factors.
